Our client, a well-established construction company located in Denver, PA is seeking a highly organized and experienced Residential Project Manager to lead and coordinate custom residential construction projects from concept to completion. The ideal candidate is passionate about customer satisfaction and job site safety, with a solid understanding of residential construction methods and project management best practices.

Key Responsibilities

Client Relations & Preconstruction:

Make Customer Satisfaction and Safety the top priorities.

  • Meet with clients to review project scope and objectives.
  • Develop initial project budgets to assess financial feasibility (prequalification).
  • If no formal plans exist, generate scopes of work, conceptual drawings, and supporting visuals using tools like Bluebeam.
  • Solicit and manage bids from subcontractors and vendors.
  • Encourage bidder site visits to ensure accurate pricing.
  • Create detailed estimating spreadsheets and proposal documents.
  • Estimate self-perform labor and material requirements.
  • Respond to pre-bid inquiries from subcontractors.

Bidding & Contracts:

  • Review all subcontractor/vendor proposals for accuracy and completeness.
  • Compile comprehensive project bids, including contractor fees, permits, inspections, and insurance costs.
  • Lead the value engineering process and update pricing as necessary.
  • Draft and execute owner contracts and subcontractor/vendor agreements.
  • Develop milestone construction schedules in Microsoft Project, including lead time planning for long-lead items.

Permitting & Mobilization:

  • Prepare and apply for all necessary building permits.
  • Review and process submittals (e.g., cabinetry, doors).
  • Coordinate early-phase subcontractor scheduling and release long-lead materials.
  • Turn over detailed project documentation to the project foreman, including:
    • Permits and inspection details
    • Latest plans and specifications
    • Contact lists for vendors and subcontractors
    • Project milestone schedule and owner contact information

Construction Management:

  • Maintain regular communication with the project foreman, addressing field concerns promptly.
  • Ensure adherence to the construction schedule and quality standards.
  • Keep the client informed about major developments and unforeseen issues.
  • Create and manage Change Orders, ensuring timely approval and documentation.
  • Maintain a comprehensive Change Order Log and review regularly with the client.

Administrative & Financial Oversight:

  • Process and approve vendor and subcontractor payment applications.
  • Collaborate with the accounting team to develop owner payment applications.
  • Monitor and review job profitability reports with department leadership.

Project Close-Out:

  • Assist in the development and execution of project punch lists.
  • Provide clients with close-out documentation and warranty information.

Qualifications

  • Advanced knowledge of residential construction practices.
  • Strong project estimation, budgeting, and scheduling skills.
  • Proficient in Microsoft Office (Excel, Project), Bluebeam, and other industry tools.
  • Excellent communication, organization, and leadership skills.
  • Ability to manage multiple projects and priorities efficiently.
  • Proven track record of successful project delivery and client satisfaction.
